The house was built in 2007 and has 7 acres of land (several acres have been planted with trees).

It is a 4 bedroomed house, all rooms are spacious. Downstairs there is an open plan kitchen / dining / lounge area (again very spacious).
The house has been built to a very high environmental and energy saving standard. It was built to the German passivhaus standard ie superinsulated, draught free and with heat recovery ventilation. All windows (except the utilty room velux) are triple glazed. The heating requirements are minimal and are provided by a high efficiency Danish wood burning stove. This heats the hot water in winter, in summer the water is heated by a solar thermal panel.
eco materials eg solid wood, natural paint, hemp insulation, boron timber treatments used throughout

I seem to remember this house was featured on Grand Designs earlier this year on the More than chanel.

Nice but unless it was totally self sufficient in power then I'll stay put.

too far away from Aberdeen for me to commute :( and I'd need to commute to pay the mortgage!

The commute is ok, depends where you work in Aberdeen, my wife works in old Aberdeen and I work at foresterhil. takes minimum of 30min to old Aberdeen and another 5-10min to foresterhill. in winter can take another 15min. on very rare occassions has taken an hour.

well one thing would be to get better, I have a chronic degenerative spinal condition which makes manual work very hard. that makes its difficult to work the land or drive hence the sale of the house.

good luck James. On the plus side I think your "under offer" is a lot more definite than here in England. Hope things work out for you.

thanks, yes it does, unless the prospective buyers find something wrong with the updated survey or the water test fails or something like that then it should all go through, once the missives are concluded (typically a few weeks after the offer) then that will be a legally binding sale and neither party can pull out. ive never bought or sold in england but sounds much more terrifying!

Firstly glad you have a buyer.

Here you get people looking who haven't even put there house on the market :dontknow: , people who haven't a buyer :dontknow: and of of course those who are just coming for an afternoon out for a nose. Then when you get someone interested they wait until the last minute when you've wasted money on solicitors and then find they pull out at the last minute :angryfire:
